Most delays don’t come from a bad drawing. They come from a site plan prepared against the wrong jurisdiction’s requirements, missing information, or project details that were unclear when the order was placed.
That’s why our process starts by confirming the property location and applicable jurisdiction before drafting begins. Our goal is to prepare a site plan that matches the project information you provide and the requirements we can reasonably identify for that property.
If a building department or permitting authority sends comments on a site plan we delivered because something in our drawing needs correction, we correct it at no additional charge.
That’s our first commitment.
If a refund genuinely applies to your situation, we will explain why and process it according to the refund terms. A refund is not intended to replace free corrections when a drawing can be corrected and resubmitted.

How the Guarantee Works
Our money-back guarantee is designed to be straightforward. You should not have to guess whether a correction is covered, whether a refund is available, or what happens after a permitting authority reviews your drawing.
Step 1 — Free correction, always first.
If your city or county sends back comments on a site plan we delivered, send those comments to us. We will review them against the drawings and project information associated with your order.
If the comments identify an issue with something we drafted, we correct it at no charge.
Our standard correction turnaround is 12 hours.
This applies to the project types and jurisdictions we cover, from Houston to El Paso and from city limits to unincorporated county areas.
A covered correction may include:
- Correcting information that was incorrectly shown
- Adjusting dimensions, labels, or plan notes
- Addressing drafting omissions attributable to our work
- Making reasonable revisions requested by the permitting authority when they relate to our delivered drawing
- Correcting an issue where the drawing does not accurately reflect the project information you supplied
The purpose is simple: if something we drafted needs to be fixed, we fix it.
You should not pay a second drafting fee because a covered correction is required.
Step 2 — Refund, when it genuinely applies.
A refund is the appropriate remedy in specific situations. It is not a blanket promise that every completed order can be refunded for any reason.
You are generally entitled to request a refund when:
- Work has not started yet on your order, or
- We are genuinely unable to complete your site plan because we cannot obtain the jurisdictional information required for your specific property
If work has not started, cancellation is generally straightforward.
If we cannot complete the work because essential jurisdictional information is unavailable or cannot reasonably be obtained, we will review the circumstances and determine the appropriate refund.
A refund generally does not apply to a completed, correctly delivered site plan that matches the project details you provided. Once the agreed scope has been completed and the requested deliverable has been provided, a later permit decision does not automatically mean the drafting service failed.
Our responsibility is to prepare and deliver the agreed site plan based on the information available to us. We do not control the final decision of a city, county, building department, zoning office, HOA, or other third party.
Step 3 — PE-sealed work is final once review begins.
Some projects require professional engineering review or a PE seal.
Once a Texas-licensed professional engineer has started reviewing or sealing a drawing, that portion of the order represents independent professional work. For that reason, the PE-sealed portion is not refundable once professional review has begun.
If your project requires a PE stamp or seal, we will make the applicable requirements clear before that stage whenever possible.

Why We Structure It This Way
A lot of site plan services lead with a “100% money-back guarantee” without clearly explaining what it covers.
We would rather tell you exactly what is covered: free corrections on anything we draft, a fair refund process for situations where a refund is warranted, and honesty about what a refund cannot undo.
A site plan is a technical document prepared for a real property and permitting process. The final approval decision belongs to the applicable authority.
We cannot honestly promise approval regardless of zoning, property conditions, jurisdictional requirements, HOA restrictions, or other third-party decisions.
If the issue is with our drafting, we correct it. If your order qualifies for a refund, we handle it fairly. If the issue is outside our control, we explain that clearly.
This is the same customer-first approach the Site Plans family has followed since 2021.
What Our Guarantee Covers
The guarantee applies to covered drafting work included in your order.
Depending on your project, covered corrections may include:
- Site plan drafting errors
- Incorrect information shown by our team
- Missing information that was part of the agreed scope
- Reasonable corrections requested by a permitting authority because of our drawing
- Formatting or plan presentation issues that prevent the delivered drawing from fulfilling the agreed scope
- Corrections needed to bring our drawing into alignment with the project information you provided
The exact correction depends on the project and comments received.
When you contact us, send the permitting comments along with your order information. This allows our team to compare the comments with the delivered plan and determine the appropriate correction.
What This Doesn’t Cover
A money-back guarantee needs clear boundaries. The following situations generally fall outside the refund portion of this guarantee.
Change-of-scope requests after delivery
If you change the project after the site plan has been delivered, the request may require a new or amended order.
Examples include changing the location of a proposed structure, adding another structure, changing square footage, changing a driveway or parking arrangement, adding a pool or addition, or moving the project to another property.
These are project changes rather than corrections to the original drawing.
Rush delivery fees after expedited work begins
If you request expedited service and rush work has already started, the rush portion of the order is generally non-refundable. The expedited fee covers the additional scheduling and priority handling required to meet the requested timeline.
Permit denials outside our drafting responsibility
A permit denial does not automatically create a refund.
If the denial is based on jurisdictional discretion, zoning, a variance dispute, HOA restrictions, deed restrictions, property conditions, or another issue outside our drafting work, the denial itself does not make the completed site plan refundable.
We will still help identify whether the comments require a covered drawing correction.
Information that changes after the order
Our drawings are prepared from the information available when the project is processed. If property information, measurements, project scope, structure dimensions, or other material details change after drafting begins, additional work may be required.
Third-party professional services
If your project requires engineering, surveying, architectural services, environmental review, or another professional service outside the agreed drafting scope, those services are not automatically covered by this guarantee.
How to Request a Correction
If your permitting authority sends comments, don’t start a new order immediately. First, send us the comments.
Include:
- Your name or order information
- The property address
- The site plan we delivered
- The comments or correction notice from the city or county
- Any deadline provided by the permitting authority
Our team will review the request and determine whether the comments relate to our drawing.
If the issue is covered, we will make the correction without charging another drafting fee.
Our standard correction turnaround is 12 hours, although timing can depend on the complexity of the revision and the information available.
How to Request a Refund
If you believe your situation qualifies for a refund, contact us before placing another order or requesting additional work.
Tell us:
- Your order details
- The property address
- Why you are requesting the refund
- Whether drafting has started
- Whether professional engineering review has started
- Any relevant communication from the permitting authority
We will review the order and explain whether the request falls within the refund terms.
Where a refund is approved, it will be handled through the payment method and according to the full refund policy.
