Site Plans TX provides site plan drafting, permit drawing, and related engineering-coordination services for properties located in the State of Texas.

Scope of Services
Site Plans TX prepares:
- Site plans
- Full permit drawing sets
Based on the information, measurements, surveys, and project details you provide.
Services include but are not limited to:
- Residential site plans
- Commercial site plans
- ADU/garage conversion site plans
- PE-stamped drawings
- Full permit drawing sets
All services are subject to project review and availability.
Client Responsibilities
You are responsible for providing accurate property information, including:
- Address
- Parcel ID
- Existing survey (where available)
- Project scope
Site Plans TX is not responsible for delays, rejections, or inaccuracies resulting from incomplete or incorrect information supplied by the client.
No Guarantee of Approval
While we maintain a high first-submission approval rate, Site Plans TX does not guarantee permit approval by any city, county, or building department, as final approval decisions rest solely with that jurisdiction.
Customer Responsibilities
Customers are responsible for providing:
- Accurate property information
- Correct project details
- Existing surveys if available
- Permit comments when applicable
- Required supporting documents
Incorrect or incomplete information may affect the final drawings.
Jurisdictional Variation
Texas has no single statewide residential building code. We draft according to the best available public information for your jurisdiction at the time of order. Permit requirements, setback rules, and submittal formats vary by city, county, and — in areas such as Houston — by recorded deed restriction rather than zoning. Final approval authority rests solely with your local building department, city, or county.
Professional Engineer (PE) Services
Where a project requires a Texas-licensed Professional Engineer’s seal, that work is performed or reviewed by a Texas-licensed PE within our engineering network.
PE stamp services are billed separately as described on our Pricing page and are subject to the engineer’s independent professional review and judgment.
Delivery Timelines
Delivery timeframes listed on our Pricing page (e.g., 12-hour, 24-hour, 48-hour) are estimates based on standard business operations and begin once full project information and payment are received. Rush delivery is available as a paid add-on where noted.
Revisions and Corrections
If a building department returns comments requiring correction to a site plan we delivered, we will revise it at no additional charge, with a standard 12-hour turnaround, provided the correction relates to our drafting and not a change in project scope.
Scope changes (e.g., a different structure, a different property, added square footage) are billed as a new or amended order.
Payment
Payment is due at the time of order unless otherwise agreed in writing. Work begins upon receipt of payment and required project information.
Payments for drafting services are non-refundable once drafting work has started. Refund requests are reviewed individually.
Limitation of Liability
To the maximum extent permitted by Texas law, Site Plans TX’s total liability for any claim arising from our services is limited to the amount paid for the specific service giving rise to the claim.
We are not liable for indirect, incidental, or consequential damages, including project delays or lost business.

Changes to These Terms
We may update these Terms from time to time. Continued use of our services after an update constitutes acceptance of the revised Terms.
Governing Law
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles.
